Project Overview

Place Moulin was an extensive residential remodel completed with Fable Construction. The project involved a full gut renovation, substantial scaffolding, a new great room, and detailed cedar eaves and soffits within a striking hillside property offering expansive views toward San Francisco and the Golden Gate.

The home's stacked configuration, sloping lot, existing carriage house, and difficult access created significant logistical challenges. Severe weather added another layer of complexity when an October storm affected the jobsite, requiring the team to adapt while continuing to move the remodel forward..

Building on a Difficult Hillside

The physical setting made Place Moulin anything but a conventional remodel.

Located in the upper Tiburon hills, the property presented challenging traffic and access conditions along with a steeply sloped lot. Existing structures further limited the space available for construction operations, while extensive scaffolding was necessary to support work around the residence.

These conditions required S. R. Freeman and the broader project team to continually consider how access, staging, sequencing, and field execution affected one another.

Adapting When the Weather Changed

The site's challenges became even more demanding when a significant October storm moved through during construction.

The storm disrupted the jobsite and caused substantial flooding within the property's racquetball court. High-wind protective wrapping and other measures became important as the team responded to the weather and protected ongoing construction where possible.

The experience demonstrates the adaptability required when conditions outside the plans suddenly become part of the construction challenge.

A Closer Look at the Build

Full Residential Remodel

The project involved an extensive gut renovation, requiring significant work within and around the existing residential structure.

New Great Room

A new great room became a major component of the remodel, helping reshape the home's interior and its relationship with the surrounding setting.

Cedar Eaves & Soffits

Detailed cedar eaves and soffits brought a craftsmanship-focused exterior element to the project and required careful execution throughout installation.

Complex Site Logistics

A sloping lot, existing carriage house, substantial scaffolding, and restricted hillside access influenced how crews and materials moved throughout the project.

Craftsmanship Within an Existing Home

Remodeling requires a different perspective from building a new residence from the ground up.

At Place Moulin, new construction and detailed finish elements had to work within an existing property and its physical constraints. From the new great room to the cedar eaves and soffits, the work required attention not only to what was being added but also to the conditions already surrounding it.

That combination of existing construction, new architectural elements, and a demanding hillside environment made coordination especially important throughout the project.

Built Through Strong Collaboration

S. R. Freeman worked alongside Fable Construction on the Place Moulin Remodel, continuing a productive working relationship between the teams.

Complex remodels depend on communication between the general contractor, trade partners, and broader project team as existing conditions and new construction come together. That collaboration became particularly valuable as the team navigated difficult access, extensive scaffolding, and unexpected weather conditions.

Built With the Bigger Picture in Mind

S. R. Freeman approaches complex residential work with an understanding that every scope connects to the larger construction process.

Our philosophy is to think like builders, not just framers. At Place Moulin, that meant accounting for the existing residence, hillside conditions, site access, scaffolding, architectural details, and changing weather while keeping the broader remodel in mind.

That perspective helps our team adapt when the conditions in the field demand more than what can be seen on the plans..
