Project Overview

The Gonowabie Lakefront Residence presented a challenging combination of complex design, limited site access, and a schedule that made careful preparation essential. Located along a constrained road and hillside near the lake, the property required S. R. Freeman to think beyond a conventional framing approach.

To help address these conditions, the team completed substantial preconstruction preparation and framed portions of the residence off-site. Pre-panelization supported smaller, more frequent material deliveries while reducing the amount of framing that needed to take place within the restricted jobsite..

When Access Shapes the Framing Strategy

On a difficult lakefront property, getting materials to the structure can be as important as assembling them.

The road, hillside, and lakefront setting created a logistical bottleneck that made large conventional deliveries difficult. S. R. Freeman responded by planning portions of the framing away from the site and coordinating smaller material deliveries that were better suited to the available access.

This approach allowed the framing strategy to respond directly to the physical limitations of the property and the project's demanding schedule.

A Closer Look at the Build

Off-Site Framing

Portions of the residence were framed away from the jobsite, allowing the team to prepare structural components before bringing them into the constrained lakefront setting.

Pre-Panelized Construction

Pre-panelization reduced the amount of assembly required on-site and helped the team work more efficiently within limited working and delivery areas.

Preconstruction Planning

The site's access limitations and schedule requirements made early planning an important part of determining how framing materials and components would reach the project.

Site Logistics

Smaller, more frequent material deliveries helped accommodate the challenging road and hillside conditions while supporting continued progress in the field.

Building Around a Tight Schedule

Schedule demands added another layer of complexity to an already challenging site.

Rather than allowing restricted access to dictate the pace of the entire framing process, S. R. Freeman used off-site preparation to advance work beyond the immediate jobsite. Structural components could be prepared while delivery and field installation were coordinated around the property's limitations.

The result was a framing approach developed specifically around the conditions of the project rather than forcing a conventional process onto an unconventional site.

Respecting the Site Beyond the Property Line

Working within a constrained residential area requires consideration for more than the structure itself.

With limited road access and neighboring properties affected by construction activity, S. R. Freeman placed importance on managing deliveries and field operations respectfully. Careful logistics helped the team navigate the site while remaining mindful of the surrounding community.

That attention to the broader construction environment is an important part of working on demanding custom residential projects.

Built With the Bigger Picture in Mind

S. R. Freeman approaches custom residential structural framing as part of the larger construction process.

Our philosophy is to think like builders, not just framers. At Gonowabie, that meant recognizing early that access and scheduling would influence how the structure needed to be built, then using preconstruction planning, pre-panelization, and off-site framing to develop a practical approach.

It is the kind of project where thinking ahead becomes just as important as the work performed in the field.
